If you’re selling your home during the weeks that lead up to Christmas, how do you ensure that you’re creating the right balance of prestige home styling and festive spirit? Our guide to home staging your property during the Christmas period can help you get that balance just right!

Faux Fir?

A real Christmas tree can be such a delight and nothing can compare to the scent of fresh pine filling your home. However, unless you choose a non-shedding tree, you will need to keep on top of those pesky pine needles that will fall as the month wears on.  Central heating can have a drying effect on a real tree, and even if you have one of those nifty water stands for it, the closer we get to the big day, the more withered it may begin to look.

Minimal and neutral

If you’re a big Christmas fan, it can be tempting to go big with the decorations, especially if small children are involved, but may we suggest that you save your magical rainbow unicorn decorations until next year when you’re in your new home!  This year we’d suggest choosing a neutral colour scheme and keep the amount of decorations to a minimum.  Traditional reds and greens can give your home a warm feel, whilst golds and creams add a touch of opulence.

Warm White

When choosing the festive lighting for your home, always go with warm white. Ice white can look quite harsh on the eye but warm white lights give your home a cosy atmosphere. This rule also stands for the bulbs in your lamps and any pendant lights.  As the darker nights draw in, your potential buyers may be taking a tour of your home when it’s dark, so why not invest in some festive outdoor lights to illuminate and highlight your garden. A few tasteful illuminated reindeer or snowman would work really well to add that festive touch.

All the Senses

As well as making your home look appealing to the eye, let’s not forget the part that smell plays in our decision making.  If you have a live fire, make sure the chimney is swept and the hearth is clean, before you prepare a festive fire for your potential buyers. The smell of a real wood fire is magical at this time of year.  You can also use candles and diffusers to fill your home with seasonal fragrance. Choose clean, fresh pine, or maybe warming cinnamon or gingerbread.

Keep it Tidy

It goes without saying that all unnecessary items should be tidied away before a viewing. Your potential buyers will expect an amount of Christmas clutter at this time of year but try to keep it to a minimum. Keep on top of the tidying and make sure the ironing pile doesn’t get out of control. And if it does, find a cupboard to hide it in when conducting viewings!
