As Chartered Surveyors and Estate Agents, we are proud to be RICS accredited, meaning that you can be confident in the knowledge that our property valuations are held to a globally recognised standard.<\/p>\n\n\n\n

A RICS Market Valuation differs from an estate agent\u2019s valuation appraisal. Our surveyors assess the construction, size, condition, and location of a property in order to make an accurate valuation. A thorough technical assessment will be made by our extensively trained and experienced valuers. This information will be combined with the sale price of comparable properties that have recently sold in the area in order to provide an evidence-based valuation. A professional Market Valuation offers an accurate valuation as, unlike estate agents, there is no conflict of interest \u2013 a valuer does not earn commission on the sale of the property.<\/p>\n\n\n\n

But did you know that as well as undertaking property valuations for the purpose of moving home, we offer our clients a wide range of professional written valuation reports for a number of differing purposes:-<\/p>\n\n\n\n

1. Insurance Valuation<\/strong><\/h2>\n\n\n\n

Valuers determine the replacement cost or reinstatement value of a property for insurance purposes. This helps ensure that the property is adequately insured against potential risks and damages. Often we find our clients to be under insured which potentially leave them out of pocket should they need to make a claim.<\/p>\n\n\n\n

3. Probate Valuation<\/strong><\/h2>\n\n\n\n

Valuers provide probate valuations to assess the value of a deceased person’s estate, including real property and other assets, for the purpose of estate administration and inheritance tax calculation.<\/p>\n\n\n\n

4. Matrimonial Disputes\/Division of Assets<\/strong><\/h2>\n\n\n\n

Valuers can assist in understanding the nature and monetary worth of each item you and your spouse hold, and is an essential first step in the divorce process. Before the court is able to divide the assets, the full extent of those assets must be disclosed. A value will need to be determined or agreed for assets such as the former matrimonial home, other properties, businesses, trust assets, chattels and pensions.<\/p>\n\n\n\n

5. Rental Valuation<\/strong><\/h2>\n\n\n\n

Valuers assess the rental value of properties, helping landlords determine appropriate rental rates and tenants negotiate leases.<\/p>\n\n\n\n

6. Investment Valuation<\/strong><\/h2>\n\n\n\n

Valuers offer advice on the value of properties or real estate portfolios for investment purposes, helping investors make informed decisions about buying, selling, or holding real estate assets.<\/p>\n\n\n\n

7. Development Appraisal<\/strong><\/h2>\n\n\n\n

Valuers provide development appraisals to assess the potential value of undeveloped land or properties after development, taking into account factors such as construction costs, market demand, and potential returns.<\/p>\n\n\n\n

9. Valuation for Legal Disputes<\/strong><\/h2>\n\n\n\n

Valuers may provide expert witness services in legal disputes, such as divorce cases as mentioned above, property disputes, or eminent domain cases, to present unbiased and professional opinions on property values.<\/p>\n\n\n\n

10.<\/strong> Valuation for Financial Reporting<\/strong><\/h2>\n\n\n\n

Valuers help companies determine the fair value of their assets for financial reporting purposes, which may be required under accounting standards such as International Financial Reporting Standards (IFRS) or Generally Accepted Accounting Principles (GAAP).<\/p>\n\n\n\n

11. Valuation Consulting<\/strong><\/h2>\n\n\n\n

Valuers offer consultancy services to provide clients with insights and recommendations related to property values, market trends, investment opportunities, and risk assessment.<\/p>\n\n\n\n

12. Charities Act Valuation<\/strong><\/h2>\n\n\n\n

Valuers can provide a Qualified Surveyors Report (QSR) when a charity decides to buy, sell or rent land and buildings. The valuer will advise the Charity not only on the value, but the most appropriate method of sale, how best to advertise the property and whether to carry out works prior to a sale.<\/p>\n\n\n\n

13. Expert Witness<\/strong><\/h2>\n\n\n\n

Valuers are able to offer valuation advice to solicitors and other clients in relation to property disputes, and can also act as an expert witness, mediator and arbitrator when required.<\/p>\n\n\n\n

14. SIPP Valuation<\/strong><\/h2>\n\n\n\n

Valuers can provide commercial valuations on all property invested as part of a Self Invested Pension Plan (SIPP). This can be done before or after an offer has been made and on behalf of the trustees throughout the tenancy period.<\/p>\n\n\n\n
