Are you currently in the process of buying or selling a home? The process of moving home, which can be stressful in the best of times, is currently even more difficult during the outbreak of the coronavirus. But not to worry, we have compiled a list of the government guidelines to adhere to during the lockdown to make sure that you know exactly where you stand and what the altered protocols are.
The government urges that there is no need to pull out of transactions, as long as we all ensure that we are following the guidance to stay at home and away from others at all times. Prioritising the health of the public and those around us is a priority!
Please contact your estate agent if you are worried or have any questions about the below information.
What does this mean if you have exchanged contracts on a property and are getting ready to move?
- If the property is vacant, you can continue with the transaction. However, make sure to keep the guidance below on home removals in mind!
- If the property is occupied, you are encouraged to amicably agree alternative dates to move, for a time when it is likely that the lockdown measures for coronavirus are no longer in place. However, if a new date is unable to be agreed, an exemption is being made for critical home moves in the new emergency enforcement powers that the police have been given to respond to the pandemic.
What if an extension of dates goes beyond the terms of a mortgage agreement?
UK Finance have confirmed in a statement that they will support customers who have already exchanged contracts on house purchases. Mortgage lenders are working to find ways to extend the mortgage of customers who have exchanged contracts for up to three months, which would enable you to set a later moving date.
What the lockdown means for you if your property is currently on the market
While we cannot arrange for any physical viewings, we are able to organise virtual viewings if that is something you would be happy with. We will speak to you about this possibility when we receive a viewing request for your property.
The selling process can continue during this period, and you are free to accept an agreeable offer on your property, however please keep in mind that you cannot have any visitors in your home, including prospective buyers or advisors.
But what if you want to sell but are not on the market yet?
If you want to sell your home, but are not on the market yet, getting ready to launch your property is a bit more difficult than normal. However, it is not impossible, and our team at Aston Knowles is happy to help you prepare your property for the market. At this time, we can offer a detailed desktop valuation supported by local knowledge and comparable evidence. We can conduct the entire appointment via a video call and any follow up documents can be sent electronically.
We can also use this time to start gathering all the necessary information to get your property ready for the market. We can start promoting your property to our client list, with further marketing materials such as photographs and floorplans to be organised at a later date.
